Treasure Valley Market Update: October 26 to November 1, 2026
The Treasure Valley housing market finished October with a noticeable increase in activity, particularly in Canyon County.
While both Ada and Canyon Counties recorded more closed sales, the two markets showed different patterns in new listings, pending contracts and home prices.
Here's a look at the latest housing market numbers as we head into November.

📍 Ada County | Sales Increase as Prices Remain Steady
Ada County recorded 273 new listings, an 11% increase from the previous week, along with 200 closed sales, up 5%.
The average sold price decreased 4% to $664,865, while the median sold price increased slightly to $548,500.
Other key numbers include:
Median listing price: $549,998, down 13%
Active listings: 2,339
Pending sales: 185, down 12%
Months of inventory: 2.3
Although more homes sold this week, fewer properties went under contract. The difference suggests that completed transactions remained active while new buyer commitments slowed compared with the previous week.
For buyers and sellers, pricing continues to be an important factor, especially as the market moves further into the fall season.

📍 Canyon County | A Strong Finish to October
Canyon County experienced a much larger increase in weekly activity.
New listings climbed to 178, a 98% increase, while closed sales rose 41% to 124 homes.
Pending sales also increased 22% to 105, showing renewed activity among buyers.
Additional highlights include:
Median listing price: $459,995, up 2%
Median sold price: $424,450, up 1%
Active listings: 1,291
Months of inventory: 2.6
The increase in new listings gave buyers more fresh options, while the rise in closed and pending sales showed that homes continued moving through the market.
Although one strong week doesn't establish a long-term trend, Canyon County's activity is worth watching as November begins.
What This Means for Buyers and Sellers?
This week's report is a reminder that the Treasure Valley housing market can look different depending on the county.
For buyers: New listings increased in both counties, creating fresh opportunities to explore. However, competition and negotiating conditions will still depend on the neighborhood, price range and individual property.
For sellers: Homes are continuing to sell, but accurate pricing and strong presentation remain important. Understanding recent comparable sales can help sellers position their homes effectively.
Looking Ahead to November
As we enter the final two months of 2026, we'll be watching how listing activity, pending contracts and home prices respond to the seasonal shift.
Canyon County's strong week and Ada County's steady sales activity show that the Treasure Valley market is still moving, even as the year winds down.
