Treasure Valley Market Update: October 19 to 25, 2026
As October comes to a close, the Treasure Valley housing market is showing two different patterns across Ada and Canyon Counties.
While fewer new listings entered the market in both counties, buyer activity picked up in Ada County and slowed in Canyon County. Here's a quick look at the latest numbers.

📍 Ada County | Higher Prices, Fewer Listings
Ada County recorded 241 new listings, down 6% from the previous week. However, closed sales increased 16% to 184 homes, and pending sales climbed 13% to 218.
The average sold price rose to $700,861, while the median sold price remained relatively steady at $540,000, down just 1%.
Active listings increased slightly to 2,368, with approximately 2.3 months of inventory.
The takeaway: Despite fewer new homes entering the market, Ada County saw stronger sales and pending activity this week. Buyers are still making moves as the fall season progresses.

📍 Canyon County | A Quieter Week With Mixed Pricing
Canyon County experienced a slower pace, with 87 new listings, down 12%, and 83 closed sales, down 13%.
Pending sales also declined 25% to 83, while active listings increased slightly to 1,280.
The median sold price fell 15% to $420,000, and months of inventory increased to 2.6.
The takeaway: Canyon County saw less activity across several key measures. The drop in median sold price is notable, but a single week's numbers can reflect changes in the types of homes sold rather than a broader shift in property values.
What This Means for the Treasure Valley
This week's numbers highlight why it's important to look at Ada and Canyon Counties individually.
Ada County showed stronger buyer activity, while Canyon County experienced a slower week with slightly more inventory available.
For buyers, this may mean different opportunities depending on location and price range. For sellers, understanding current competition and recent comparable sales remains essential.
As we head into November, we'll be watching whether these differences continue or begin to level out.
