Treasure Valley Market Update: October 5th-11th, 2026

Oct 14
3 min read

As we move further into October, the Treasure Valley housing market is showing signs of a slower weekly pace, with fewer completed sales and more homes available across both Ada and Canyon Counties.

New listings continued to enter the market, but pending activity declined in both counties. Meanwhile, changes in average and median prices highlight why it's important to look beyond a single statistic when evaluating local real estate trends.

Here's what happened in the Treasure Valley housing market from October 5 through October 11, 2026.

What stands out in Ada County?

The biggest shift this week was the decrease in closed sales. After 264 homes sold during the previous reporting period, that number fell to 189.

At the same time, active listings increased slightly, giving buyers a somewhat larger selection of available properties.

Interestingly, the median sold price rose 3% even as the average sold price declined 6%. This difference suggests that the mix of homes closing during the week influenced the averages, rather than indicating a uniform change in home values.

Pending activity remained relatively steady, declining just 1%.

Canyon County Market Update

📍 Canyon County

Canyon County experienced a similar slowdown in completed sales, although new listings increased.

135 new homes entered the market, up 9% from the previous week, while 95 homes sold, a 19% decrease.

Here's how the rest of the market performed:

  • New listings: 135, up 9%

  • Homes sold: 95, down 19%

  • Average listing price: $562,609, up 4%

  • Average sold price: $507,906, down 14%

  • Median listing price: $459,000, up 2%

  • Median sold price: $446,285, up 1%

  • Active listings: 1,238, up 3%

  • Pending sales: 81, down 31%

  • Months of inventory: 2.4, up 3% according to the weekly report

What stands out in Canyon County?

Canyon County's pending sales saw the most significant change this week, falling 31% after a particularly active previous reporting period.

New listings increased while closed sales declined, contributing to a 3% rise in active inventory.

The average sold price dropped 14%, but the median sold price actually increased 1%. This is an important distinction. A weekly change in the types and price ranges of homes sold can have a substantial effect on averages, especially in a smaller sample of transactions.

What Does This Mean for Buyers and Sellers?

This week's numbers suggest that the Treasure Valley is experiencing a quieter stretch of fall activity, but that doesn't mean the market has come to a stop.

For buyers: Active inventory increased in both counties, offering a slightly broader selection of homes. With fewer closed transactions this week, buyers may find opportunities to evaluate their options carefully, although competition still varies by neighborhood and price range.

For sellers: Homes are still selling, but this week's decline in closed sales is a reminder that strategic pricing, presentation and local market knowledge remain important. A home's condition, location and price relative to comparable listings can make a meaningful difference.

For everyone watching the market: Pending sales will be an important number to follow in the coming weeks. Ada County remained relatively stable, while Canyon County experienced a sharper weekly decline.

One week of data isn't enough to establish a long-term trend, but these shifts give us a useful picture of how activity is changing as October progresses.

Looking Ahead in the Treasure Valley
