Treasure Valley Market Update: October 12th-18th, 2026
October 12–18, 2026 | Ada & Canyon Counties
As we move further into October, the Treasure Valley housing market is showing signs of a seasonal slowdown. Both Ada and Canyon counties saw fewer new listings and completed sales this week, while available inventory continued to decline. However, pricing trends tell two slightly different stories.

📍 Ada County | Higher Prices, Fewer Listings
Ada County recorded 259 new listings, down 6% from the previous week, while 163 homes sold, a 14% decrease.
Despite slower activity, the average listing price climbed 6% to $792,166, and the median listing price increased 13% to $651,775. The average sold price also rose 5% to $668,514, although the median sold price dipped 4% to $540,000.
With 2,182 active listings and approximately 2.1 months of inventory, buyers have fewer available options than the previous week.

📍 Canyon County | A Quieter Week With Mixed Pricing
Canyon County experienced a more noticeable decline in new listings, with 102 homes entering the market, down 24%. Completed sales also decreased 19%, with 95 homes sold.
The average listing price increased 11% to $625,981, while the median listing price declined 4% to $439,900. Meanwhile, the average sold price fell 14% to $507,906, but the median sold price rose 10% to $488,900.
One interesting difference? Canyon County saw pending activity increase 23% to 100 homes, even as new listings and completed sales slowed.
What Does This Mean for Buyers and Sellers?
This week's numbers highlight a market that continues to shift as fall progresses. Inventory declined 5% in both counties, but pricing and pending activity varied depending on location.
For buyers, fewer listings may mean a more focused home search. For sellers, thoughtful pricing and strong presentation remain important as market activity changes.
Every neighborhood and price range tells its own story. Understanding those local trends can make all the difference when planning your next move.
