As we officially kick off July, the Treasure Valley real estate market is settling into one of its busiest and most important times of the year.


Summer is traditionally when buyers have the most homes to choose from, families work to get settled before the new school year, and sellers hope to take advantage of strong buyer activity before the market naturally begins to slow heading into fall.


This week's numbers show a market that remains healthy, balanced, and active across both Ada and Canyon County.

Ada County saw 284 new listings come to market this week while active inventory remained above 2,100 homes. Although fewer new listings were added compared to last week, buyers continue to have a healthy selection of homes throughout the county.


One encouraging sign is that average sold prices increased by 7%, while the number of homes sold held steady.

  • $738,439 average listing price (+4%)

  • $675,367 average sold price (+7%)

  • 2,192 active listings (-3%)

  • 239 pending sales (no change)

  • 272 homes sold (no change)

What This Means

Inventory tightened slightly this week while prices strengthened. Buyers still have options, but desirable homes continue to attract attention when they're priced appropriately.

📍 Canyon County Market Snapshot

Canyon County remained remarkably consistent this week.

While listing activity slowed slightly, homes continued selling at a healthy pace and inventory remained stable.


Canyon County Highlights

  • 163 new listings (-5%)

  • $513,093 average listing price (-4%)

  • $484,162 average sold price (-7%)

  • 1,133 active listings (-2%)

  • 120 pending sales (-10%)

  • 161 homes sold (+15%)

  • 2.4 months of inventory (-4%)


What This Means

Even with fewer pending sales this week, closed sales increased, showing that buyers who entered the market earlier this summer are continuing to reach the closing table.
