This week's Treasure Valley numbers tell a much more balanced story. While some prices shifted and inventory continued to grow, buyers are still purchasing homes, sellers are still closing deals, and the market continues to move at a healthy pace.

Ada County welcomed 363 new listings this week while active inventory climbed to 2,266 homes, giving buyers more options than we've seen in quite some time.


Although the average sold price dipped compared to last week, the number of homes sold increased by 21%, showing that buyers are still active when homes are priced competitively.

  • Average sold price: $633,316 (-9%)

  • 2,266 active listings (+3%)

What Stands Out

More homes are selling even as buyers have more choices. That tells us demand is still present, buyers are simply taking more time to compare options before making an offer.

📍 Canyon County Market Snapshot

Canyon County posted one of its strongest weeks in recent months.

Both closed sales and average sold prices increased significantly, while inventory remained relatively stable.

  • 171 new listings (+25%)

  • Average listing price: $535,974 (-7%)

  • Average sold price: $518,991 (+12%)

  • 1,153 active listings (-1%)

  • 134 pending sales (+11%)

  • 140 homes sold (+47%)

  • 2.5 months of inventory (-4%)

This week's numbers suggest buyers remain confident in Canyon County, particularly as affordability continues to attract first-time buyers and those looking for more space.
