August Is Here... But the Market Isn't Hitting the Brakes
As summer begins to wind down, many people assume the housing market does the same.
The latest numbers tell a different story.
While vacations, back-to-school shopping, and busy family schedules often dominate August, buyers are still making moves across the Treasure Valley. Inventory continues to tighten, homes are closing at a healthy pace, and the market remains competitive for well-priced properties.
Here's what happened this week across Ada and Canyon counties.

📍 Ada County Market Snapshot
Ada County welcomed 299 new listings, a slight 2% increase from the previous week.
At the same time, 252 homes sold, representing a 16% increase in closed sales. That's an encouraging sign that buyers remain active even as summer begins winding down.
Average listing prices came in at $699,916, down 16% from last week, while the average sold price held steady at $701,971, decreasing only 1%. Median prices remained unchanged, suggesting consistent pricing across much of the market.
Inventory continued to tighten with 2,131 active listings, down 3%, while months of inventory dropped to 2.2 months, reinforcing that Ada County remains a seller-leaning market.

📍 Canyon County Market Snapshot
Canyon County experienced another interesting week.
New listings decreased 23%, with 133 homes hitting the market, while 134 homes sold, a significant 52% increase over the previous week.
Average listing prices increased slightly to $557,375, while the average sold price dipped modestly to $474,201. Median prices remained stable, showing that pricing continues to stay relatively consistent despite week-to-week fluctuations.
Active inventory fell to 1,207 homes, while pending sales increased 22%, another positive sign that buyers continue entering the market.
Months of inventory also declined slightly to 2.4 months.
Buyers
Many buyers assume waiting until fall will mean less competition.
While August often feels quieter because of vacations and back-to-school preparations, buyers are still writing offers, and homes continue selling throughout the Treasure Valley.
With inventory slowly shrinking again, waiting for "the perfect time" may simply mean having fewer homes to choose from.
If you've been casually browsing online, this might be a good time to begin conversations with your lender or Realtor before the busy fall season arrives.
Sellers
This week's numbers are encouraging for homeowners thinking about selling.
Closed sales increased, inventory declined, and buyer demand continues to remain steady despite the calendar turning to August.
Homes that are priced correctly, professionally marketed, and presented well continue attracting serious buyers.
