A Seasonal Slowdown Brings More Opportunity for Buyers
As we wrap up another week in the Treasure Valley real estate market, we're seeing a familiar seasonal trend begin to take shape.
After a busy start to the summer, activity eased slightly across both Ada and Canyon counties. Pending sales dipped, closed sales slowed, and inventory remained relatively steady, creating a market that continues to offer opportunities for both buyers and sellers.
Let's take a closer look at this week's numbers.

📍 Ada County Market Snapshot
Ada County welcomed 294 new listings, just 2% fewer than last week, giving buyers plenty of fresh inventory to explore.
Average listing prices climbed to $835,075, up 23% from the previous week. While asking prices increased, the average sold price rose a more modest 3% to $710,187, showing that well-priced homes continue to attract buyers.
Pending sales dipped 9%, with 254 homes going under contract, while 217 homes closed, down 14% from the previous week.
Inventory remained stable at 2,199 active listings, and months of inventory held steady at 2.3 months, continuing to reflect a competitive market with more options than we've seen earlier this year.

📍 Canyon County Market Snapshot
Canyon County also experienced a slower week, though inventory continued to grow.
The county added 172 new listings, up 1%, while active inventory increased 3% to 1,220 homes.
Average listing prices came in at $542,773, down 8%, while average sold prices settled at $490,311, a 5% decrease from the previous week.
Pending sales declined 8%, and 88 homes closed, down 34% compared to last week.
Months of inventory rose slightly to 2.5 months, giving buyers a few more choices while sellers continue to benefit from relatively balanced market conditions.
What It Means
This week's numbers reflect what we often see during the second half of summer.
Many families are finishing vacations, preparing for the upcoming school year, and taking a brief pause before the busy fall season begins. While buyer activity softened slightly, inventory remained healthy across both counties, creating more opportunities for those actively shopping for a home.
For buyers, a little less competition can mean more time to make thoughtful decisions.
For sellers, well-presented and competitively priced homes are still attracting serious buyers.
