Treasure Valley Market Update: September 14–20, 2026

As we move further into September, this week’s numbers show that the Treasure Valley market is still active, but Ada and Canyon Counties are telling slightly different stories.


More homes sold in both counties this week, while inventory also increased. For buyers, that means there are still options to consider heading into fall. For sellers, pricing and presentation continue to matter as homes compete for attention.

📍 Ada County | Buyer Activity Picked Back Up

Ada County saw 295 new listings this week, down 4% from the previous week, while 208 homes sold, an increase of 14%.


The median listing price came in at $578,445, while the median sold price was $564,000.

There are now 2,282 active listings in Ada County, up 3%, while pending sales decreased 7% to 192. Months of inventory also increased slightly to 2.2 months.


One important note: the average listing price increased 4% this week while the average sold price decreased 5%. Weekly averages can be heavily influenced by which price points entered or closed during that particular week, so the median numbers often provide better context than looking at the averages alone.

Canyon County Market Update

📍 Canyon County | September Started With a Burst of Activity

Canyon County had a busier week for both new listings and closed sales.


There were 139 new listings, up 25%, and 100 homes sold, up 54% from the previous week.

The median listing price increased 3% to $464,990, while the median sold price decreased 5% to $412,995.


Active inventory increased slightly to 1,263 homes, and the county currently sits at 2.4 months of inventory. Pending sales dipped 4% to 98.


What Does This Mean?

The biggest takeaway this week is that homes are still moving as we head into fall, even as buyers have more inventory to choose from.


That fits into the broader late summer picture. Recent August data also showed Ada County operating with roughly a balanced supply and demand environment, rather than a market overwhelmingly favoring one side.


For buyers, more inventory can mean more room to compare homes instead of feeling pressured to jump on the first option.


For sellers, increased inventory means your home is being compared against more competition. Accurate pricing, condition and presentation become especially important as we move deeper into the fall season.


As always, one week doesn’t define the market. Watching how inventory, pending sales and pricing move over several weeks gives us a much clearer picture of where the Treasure Valley is heading.
