The Treasure Valley market continues to show movement as we head into the final stretch of fall. Both Ada and Canyon County reported meaningful shifts that matter whether you're buying, selling, or simply watching the market.

ADA COUNTY SNAPSHOT (Nov 17–23)


  • New Listings: 248 (⬇️ 9%)

  • Sold Homes: 218 (⬆️ 10%)

  • Avg Listing Price: $704,888 (⬆️ 13%)

  • Avg Sold Price: $643,941 (⬆️ 4%)

  • Total Active Listings: 2,268 (⬇️ 1%)

  • Pending Sales: 195 (⬇️ 3%)

  • Months of Inventory: 2.4 (⬇️ 2%)


What this means: Ada County’s inventory dipped slightly while buyer activity increased, pushing both listing and sold prices upward. Fewer new listings and more homes selling indicate buyers are still active — even during the holiday season. For sellers, this is a great window since competition is tightening. For buyers, increased prices mean acting sooner rather than later may be wise.

  • New Listings: 105 (⬇️ 21%)

  • Sold Homes: 108 (⬆️ 4%)

  • Avg Listing Price: $466,744 (⬇️ 10%)

  • Avg Sold Price: $497,456 (⬆️ 11%)

  • Total Active Listings: 1,119 (⬇️ 3%)

  • Pending Sales: 105 (⬆️ 7%)

  • Months of Inventory: 2.4 (⬇️ 3%)


What this means: Canyon County is seeing significantly fewer new listings — but buyers aren’t slowing down. Pending sales and sold prices are rising even as listing prices drop. This means homes are moving fast, and well-priced properties are getting attention quickly. Buyers can find value here, but they need to be prepared to act.


Buyer Analysis: Is Now a Good Time to Buy?

Yes — if you’re prepared. Here’s why:

  • Inventory is trending downward, meaning selection could shrink through winter.

  • Prices in Canyon County are stabilizing or even trending downward before being bid up.

  • Ada County’s rise in pending sales shows buyers are jumping in before spring competition.

  • More sellers are open to concessions during the holiday season.


Bottom line: Entering the market now could secure a better deal than waiting until spring.


Seller Analysis: Is Now a Good Time to Sell?

Absolutely — especially in Ada County.

  • Homes sold increased in both counties.

  • Prices are rising in both counties.

  • Fewer new listings = less competition.

  • Motivated buyers are still active even during the holidays.


Bottom line: With inventory tightening and prices trending upward, sellers are positioned well heading into winter.
