Treasure Valley Market Update: More Inventory & a Late-Summer Shift

As August begins to wind down, the Treasure Valley housing market is showing signs of a familiar late-summer transition.


This week, both Ada and Canyon counties saw fewer closed sales and slightly more homes available, while new listings continued to come onto the market. Prices also shifted week to week, giving buyers and sellers a good reminder that the market can look very different depending on the county, price point and individual property.

Here’s what happened from August 17–23.

Ada County added 320 new listings this week, an increase of 7% from the previous week.

At the same time, closed sales dropped considerably:

  • 225 homes sold, down 22%

  • 2,199 active listings, up 3%

  • 231 pending sales, down 6%

  • 2.1 months of inventory, up 2%


Pricing also moved lower this week. The median listing price was $570,000, down 5%, while the median sold price came in at $565,000, down 2%.

The average sold price was $674,087, compared with an average listing price of $662,949.


What does that mean?

Ada County buyers are heading into the final stretch of summer with more homes to choose from and fewer sales happening than the week before.

For sellers, that makes positioning increasingly important. With more than 2,100 active listings, buyers have options. Pricing appropriately, preparing a home well and making a strong first impression can matter even more when shoppers aren't working with extremely limited inventory.

For buyers, additional inventory may provide a little more breathing room to compare properties and make thoughtful decisions.

📍 Canyon County Market Snapshot

Canyon County followed a similar pattern this week, although the changes were less dramatic.

There were 143 new listings, up 2%, while:

  • 112 homes sold, down 12%

  • 1,231 active listings, up 3%

  • 99 pending sales, down 3%

  • 2.4 months of inventory, up 2%


The median listing price was $445,990, down 3%, and the median sold price was $432,237, down 2%.

Average pricing told a slightly different story. The average listing price increased 1% to $527,102, while the average sold price decreased 10% to $483,666.


The Bigger Picture: Buyers Have More to Look At

The number we're watching closely this week is inventory.

Both counties saw active listings rise 3%, bringing Ada County to 2.1 months of inventory and Canyon County to 2.4 months.

That's good news for buyers who may have felt rushed by previous markets. More inventory generally means more choices, but desirable homes can still attract attention quickly when they're priced and presented well.

For sellers, increased inventory means you're competing for those buyers' attention. Simply putting a home on the market isn't the entire strategy. Price, presentation and marketing matter.


Heading Towards the Fall Market

One slower week doesn't tell us where the entire Treasure Valley market is headed, especially when we're comparing numbers week over week.

But the August 17–23 numbers do show a market that's beginning to shift as summer winds down.

New listings are still arriving. Homes are still selling. Buyers are still shopping. But with inventory growing and weekly sales slowing, we're moving into a market where both sides may have a little more room to strategize.
