Ada County


  • New Listings: 278 (⬇️ 3%)

  • Average Listing Price: $801,065 (⬆️ 10%)

  • Average Sold Price: $659,584 (⬆️ 4%)

  • Homes Sold: 251 (⬆️ 26%)

  • Total Active Listings: 2,376 (⬆️ 1%)

  • Pending Sales: 220 (⬆️ 2%)

  • Months of Inventory: 3.2 (⬆️ 2%)


Ada County saw a jump in both listing and sold prices this week, along with a strong increase in closed transactions. With inventory holding steady and slight growth in pending activity, it’s clear that buyers are still active and homes are moving.

Canyon County


  • New Listings: 121 (⬇️ 12%)

  • Average Listing Price: $513,221 (⬇️ 3%)

  • Average Sold Price: $490,736 (⬆️ 13%)

  • Homes Sold: 115 (⬆️ 3%)

  • Total Active Listings: 1,194 (⬇️ 2%)

  • Pending Sales: 115 (⬇️ 2%)

  • Months of Inventory: 3.0 (⬇️ 3%)


Canyon County remains steady with a notable boost in sold prices, even as new inventory and pending activity dipped slightly. Fewer listings may mean increased competition for available homes.
