  • Average Listing Price: $722,431 (⬆ 7%) – Prices climbed notably this week.

  • Average Sold Price: $653,056 (⬆ 1%) – Homes are closing slightly higher than last week.

  • Homes Sold: 212 (⬆ 3%) – A modest rise in sales activity.

  • Total Active Listings: 2,448 (⬆ 2%) – Inventory is growing, giving buyers more options.

  • Pending Sales: 226 (⬇ 1%) – A slight dip in pending contracts.

  • Months of Inventory: 2.8 (➝ 0%) – Supply remains steady compared to last week.


📌 Takeaway: Ada County saw higher listing and sold prices paired with stable inventory, signaling continued demand even as pending contracts slowed slightly.

📊 Canyon County Highlights

  • New Listings: 176 (+27%) – A significant jump in homes coming on the market.

  • Average Listing Price: $504,635 (⬇ 3%) – Prices dipped, offering buyers more affordable options.

  • Average Sold Price: $474,320 (⬇ 1%) – Closed prices also slipped slightly.

  • Homes Sold: 97 (+1%) – Sales activity held steady.

  • Total Active Listings: 1,252 (⬆ 4%) – Inventory continues to grow here as well.

  • Pending Sales: 107 (➝ 0%) – No major change in pending contracts.

  • Months of Inventory: 2.7 (⬆ 4%) – Supply increased, which may give buyers breathing room.
