The Treasure Valley housing market continues to move steadily as we enter mid-August, with slight seasonal adjustments as buyers and sellers prepare for fall. Let’s take a closer look at what’s happening in Ada and Canyon Counties this week.

New Listings: 295 (⬇ 10% from last week)
Average Listing Price: $780,723 (⬆ 28%)
Average Sold Price: $644,969 (no change from last week)
Homes Sold: 205 (⬇ 22%)
Total Active Listings: 2,409 (⬇ 2%)
Pending Sales: 228 (⬆ 8%)
Months of Inventory: 2.8 (⬆ 3%)
In Ada County, we’re seeing a significant jump in the average listing price, suggesting more higher-end homes entering the market. While new listings are slightly down and sales have slowed from the previous week, pending sales are up—indicating steady buyer interest. The increase in inventory to 2.8 months gives buyers a little more breathing room while still keeping competition healthy for sellers.

Canyon County saw a small dip in both listing and sold prices, which can be a positive sign for buyers seeking more affordable options. Fewer new listings came on the market, but an increase in pending sales shows buyers are still taking action when the right home comes along. Inventory remains low, so well-priced homes in good condition are still attracting strong interest.
