As we continue moving deeper into the spring and early summer market, inventory across the Treasure Valley continues to rise while buyers become more selective with their decisions. We are still seeing steady activity overall, but the market is beginning to shift into a more balanced environment compared to the intensity of previous years.

Ada County finished the week with:
366 new listings
225 sold homes
2,033 active listings
2.5 months of inventory
The average listing price climbed to $748,083 this week, while the average sold price settled at $634,992.
Although pending activity dipped slightly, Ada County continues to remain competitive overall, especially in desirable neighborhoods and properly priced homes. Buyers are taking a little more time to evaluate options, but strong homes are still moving quickly when marketed well.
For sellers, this means preparation matters. Professional marketing, pricing strategy, staging, and timing are continuing to play a major role in how homes perform.

Canyon County finished the week with:
191 new listings
111 sold homes
1,108 active listings
2.6 months of inventory
Average listing prices rose to $549,003 while average sold prices remained relatively stable at $521,918.
Canyon County continues attracting buyers looking for value, space, and flexibility compared to surrounding areas. As inventory rises, buyers are gaining more options, but properly priced homes are still seeing strong activity.
